The 60-day rule — and why Calabasas ADUs still get stuck

State law makes ADU review ministerial: no public hearing, a decision on a complete application within 60 days, measured against the city's objective standards. But "objective" does not mean "easy."

Calabasas applies detailed standards (height, setbacks, and materials in some overlay areas) through its own Building & Safety desk and SmartGov portal. Projects stall in correction cycles when plans miss a standard. The fix is boring and unbeatable: drawings done right the first time by an in-house design team, submitted complete.

  • Complete SmartGov package, first time
  • 60-day state clock on complete apps
  • Garage conversions welcome

Garage conversions — usually the fastest path

The existing footprint and slab make conversions the quickest, simplest route to a legal unit. What decides candidacy is ceiling height, setbacks, utilities, and the slab's condition — we check all four at the free site visit and tell you straight if your garage is a good candidate, or if a backyard unit serves you better.

Built to the code that governs these hillsides

Much of Calabasas sits in a Very High Fire Hazard Severity Zone, so detached ADUs typically require ignition-resistant construction under Chapter 7A (materials, vents, roofing) plus fire-department review. Most ADU outfits discover this at plan check. Our designers draw to it from the first sketch, because a corrected plan is a delayed plan.

What Calabasas homeowners actually build

Parents next door

The multigenerational unit: single-level, curbless bath, its own entrance. The most common reason our clients build.

The long-term rental

A legal unit on the flatter streets around Calabasas Park, where level lots keep foundations and access simple.

The hillside lot

Slope changes foundations, access, and plan-check scrutiny under the city's hillside rules. Some hillside lots are excellent ADU sites and some are not. We tell you which you have before you commit to drawings.

The Oaks and the gated streets

Where a committee and the city both have standards. One team managing gate rules, insurance certificates and the city counter at once.

A licensed general contractor, not an ADU brand

A wave of ADU-only websites has appeared across Los Angeles. Many are marketing brands that resell your project to whoever is available. Mayer's Construction is a licensed California general contractor (CA License #1063024), family-owned since 2009, with our own design team, our own crew, and our own material sourcing.

The person who draws your ADU and the crew who pours its foundation work for the same family company you called. The Bay Area's 5.0-star design-build team, now serving Calabasas.

Questions Calabasas homeowners ask

How long does ADU approval take in Calabasas?
California law requires the city to act on a complete ADU application within 60 days, and review is ministerial, measured against objective standards, with no public hearing. The delays you hear about come from incomplete or non-conforming plans bouncing through correction cycles on the city's SmartGov portal. Our in-house design team submits complete plans drawn to the standards the first time.
Can I convert my garage into an ADU in Calabasas?
Usually, yes, and it is typically the fastest, simplest path because the footprint and slab already exist. State law generally does not require you to replace the parking a garage conversion removes. What decides it: ceiling height, setbacks, utilities, and slab condition. We check all four at the free site visit and give you a straight answer.
Does Calabasas design review apply to ADUs?
Not as a discretionary hearing — state law requires ministerial review against objective standards. But objective does not mean easy: height, setbacks, and materials standards in some overlay areas are detailed, and plans that miss one get corrections, not conversations. That is why the quality of the drawings decides the speed of the project.
Do fire-zone building rules affect my ADU?
Often, yes. Much of Calabasas sits in a Very High Fire Hazard Severity Zone, so a detached ADU typically needs ignition-resistant construction (Chapter 7A materials, ember-resistant vents) and fire-department review. We design for it from the first sketch, so it is a line item in the plan, not a surprise at plan check.
Can I rent out my ADU, or is it just for family?
Long-term rentals are allowed, and family is the most common reason our clients build: parents next door, a returning graduate, a home office with a real door. Short-term rental rules are city-specific and restrictive; we walk you through what Calabasas currently allows before you commit to a layout.
Do hillside lots work for ADUs?
Often, with honest caveats. The city's hillside rules add plan-check scrutiny, and slope drives foundation design and access. The flatter lots around Calabasas Park keep things simple; hillside properties take more design work, and a few are not good candidates at all. We tell you which you have at the free site visit, before drawings.
Why hire a licensed design-build contractor instead of an ADU company I found online?
Many ADU websites are marketing brands, not builders. Your project gets resold to whoever is available. Mayer's Construction is a licensed California general contractor (CA License #1063024: look us up on the CSLB site in one click), family-owned since 2009, 5.0-star rated across California, with one in-house team from drawings to keys. You are hiring the people who actually show up.

They worked hard to capture our vision, and if we ever ran into any issues, they worked with us to figure them out. We would happily use them again for another project.

Impeccable workmanship. Mike was a stickler for quality — insisting the tiles have mitred corners, even if I didn’t ask for it. Great communications, every step of the way.
